Prologis Park Luton is a proposal for a new high-quality logistics and business park on Windmill Road in Luton.

It will transform the existing site to provide modern commercial space to meet the needs of new and expanding businesses in Luton, as well as regional and national ones, all within a landscape-led masterplan which opens up the River Lea and promises to create an attractive new green link running through the site for the public.

  • The proposals respond to a growing local and national demand for logistics and business space. The way we shop, our use of e-commerce, and how goods and products move ‘from A to B’ have all changed, leading to businesses requiring more warehousing space in strategically connected locations. Better business space will also help Luton-based companies to thrive, as well as regional and national businesses. The proposals include both logistics (B8) and general industrial (B2) space.
  • The proposals include a variety of different sized units to meet the requirements of growing or relocating businesses. This blend of large and smaller spaces is deliberately designed to support a vibrant and mixed commercial park that helps occupiers with the facilities they need to be competitive and successful.
  • Prologis Park Luton is well-connected and strategically located – less than one mile from London Luton Airport, close to Luton Airport Parkway railway station, located in the M1 logistics corridor and with exceptional road and rail links to the Greater London market and nationwide.
  • Re-energising an economic asset for Luton – as a long-term owner for the site, Prologis has a commitment to making it a success. We will be creating approximately 540 new jobs on site, hundreds of others in the supply chain and bring new investment into Luton in growing sectors, such as logistics. We have ambitions to create training and skills opportunities for local people, as we are doing at other sites such as DIRFT in Daventry. Bringing back businesses to the site will bring back high-quality jobs.
  • Opening up the River Lea and creating a green link through the site to Manor Road Park – the site was previously locked up and secure, with the river that runs through the site inaccessible and poorly maintained. Our masterplan centres around the idea of opening up the site to the public and providing a green link to create pedestrian and cycle paths adjacent to the river, generating an attractive connection between Osborne Road and the adjacent Manor Road Park to the north of the site. These paths will also provide easy-access routes to local facilities and Luton Town Centre for both the public and staff. We also want to explore how we could potentially contribute to other improvements to the park – this is something we are discussing in our consultation and our dialogue with Luton Council.
  • We’re creating a green and sustainable development – sustainability is at the forefront of every stage in the design process. The development will be net zero carbon in construction and we will be heavily encouraging future occupiers to follow our lead in reducing their carbon footprint.
  • As well as equipping the site for the future, we want to recognise and remember its past – the site’s story as the former Vauxhall Motors headquarters is a significant one and we’re interested to explore ways to celebrate it. In other Prologis developments, we include installations, information boards and other features to help people appreciate the site. We’re interested to see what ideas people have for Griffin House and what might be the best way to mark the site’s history within the context of its regeneration and redevelopment.
