Playing our part in net zero

Prologis is committed to embedding sustainability into every aspect of our business operations: from the buildings we create to the way we engage with the communities close to our developments.

We are also committed to helping others start their own sustainability journey, which is why we work with our supply chain, customers, employees and local groups to help reduce our collective impact.

At Prologis Park Luton, we’re creating a green and sustainable development with energy efficient buildings designed to the highest sustainability standards. It will be net zero carbon in construction and we will be heavily encouraging future occupiers to follow our lead in reducing their carbon footprint.

Other key sustainability aspects of our proposals include:

  • The building roofs are to be built with structural integrity to allow for the installation of photovoltaic (PV) panels, as a source of on-site renewable energy generation
  • Providing sustainable distribution buildings that achieve the BREEAM 2018 Excellent environmental assessment rating
  • Construction of energy efficient industrial/logistics units using fabric efficiency measures and potentially solar panels
  • A potential contribution to the Cool Earth scheme to protect endangered rainforest, averting emissions equivalent to five times the carbon footprint of the development
  • Reduced water consumption in operation through water efficient fittings and suitable metering
  • A commitment to providing resilience to the effects of climate change through the use of climate change allowances in the surface water system design and assessment of building overheating
  • Maximise resource efficiency and minimise waste during construction through circular economy principles
  • Provision of measures to support sustainable travel including cycle storage spaces and EV charging spaces
  • Significant enhancements towards biodiversity (including estimated net gains of 39.61% in habitat units and 266.61% in hedgerow units)

Landscaping

Our proposals will open up the site – we want to take away the fences and create public routes through the site.

The biggest change would be a new green link through the development with pedestrian and cycle paths alongside the river. This would be an attractive connection between Osborne Road and the adjacent Manor Road Park.

In design terms, this is about making the site ‘permeable’. For the people that live and work locally, this would give them a different and more attractive choice for walking and cycling to where they want to get to.

The green link will include substantial new landscaping, with trees, planting and benches for the local community and staff to use.
